REAL ESTATE NEWS

LIFT 1A DEVELOPMENT

Finally we will get a new chairlift replacing Lift 1A! It will be built very close to our original Lift One, 500 feet down the street for much easier access. The two hotels were also approved. One where the original Skier’s Chalet is now and the Gorsuch House above the existing Shadow Mountain Lodge.

NOW LET'S TALK

REAL ESTATE

I recently attended our annual real estate overview with speaker Randy Gold. Randy has been the primary appraiser in this valley for over 30 years. He confirmed what many of us active brokers talk about now, why are sales lower with the national economy and Aspen  booming? Sellers seem to be testing the market by listings their properties at the most recent highest sold price per square foot. There were 9 sales over $3,000 per square foot since March 24, 2018. We also have several sales over $2500 per square foot. BUT, we are seeing buyers' resistance to those asking prices especially on inventory which may be less desirable in terms of year built or remodeled, distance to town, floor plan, or view. Currently, there are 97 properties listed over $10,000,000 and 29 of those over $20,000,000 which is a 9 year supply.

We specialize in finding you the best value and negotiating the best possible deal. If you are selling, we will review comps so we can price it together. I have deep connections in the Aspen market and can find properties that are not currently listed to potentially match your needs. Please remember that if you go a mile or so East or West of town, price per square foot really drops as shown below in my Best Buys.
